Phase I and Phase II Environmental Site Assessments

The objective of this type of investigation is to evaluate the environmental status of a property, generally prior to transfer of ownership. Most lending institutions require an environmental assessment of commercial and industrial properties prior to granting loan commitments for transfer or improvements.

  • Phase I
    These environmental site assessments involve inquiry into the current and past activities on the site in question, the review of available governmental agency files, extensive historical reviews, and consideration of materials stored or used on the site that may be subject to environmental regulations. All Phase I work is completed in accordance with the ASTM E1527-05 Standard Practice for Environmental Assessments: Phase I Environmental Site Assessment Process Requirements.

Due to the environmental sensitivities involved with many developments, PCE supplies site assessment reports in a timely manner, providing our clients with the information they need to make informed decisions about the site in question.

  • Phase II
    These environmental assessments determine whether any gross contamination exists in the soil and/or groundwater at the site. They are initiated at the client’s discretion if potential concerns are identified in the Phase I report. This phase involves the sampling and analysis of vapor, soil and/or ground water samples collected from potential areas of concern. These investigations characterize the nature and define the extent of contamination of soil and or groundwater at a site.
